    This book is NOT for you if you are happy investing only in single families and duplex/quadplexes! If you are wanting to invest in bigger multifamily deals and don’t know much about them then you’ve found the book to get you started! I have only ever invested in duplexes and single family. I’ve heard all the people on BP that own 500+ units and wanted to get into bigger multifamily but kinda always thought it was out of my reach. Brian has showed me it’s possible for me and outlined how!There’s stuff in here I didn’t know, that I didn’t know! Brian really does a great job breaking things down without dumbing them down. There’s a bunch of stories about particular deals he has done and tables of real numbers from properties he has worked on, suuuuper helpful for me to understand these new concepts. Now, I know enough to start looking and talking to other multifamily investors to learn from them and I also know that when they mention a complicated/scary concept, I can almost certainly find out about it in this book.I was able to take the information in this book and create an underwriting excel sheet that I have been using to analyze 20 unit deals in my area, I have seen other underwriting tools online for $2,000… If you are ready to go bigger and are willing to put in the work but don’t even know where to start, again, I think this is the perfect book. AND finally, this book has shifted my mindset from a belief that I should just stay in single family/duplexes to generate wealth for myself there… to –> I can overcome any problem I might encounter in large multifamily and I can create generational wealth for my family and others that will invest with me on my journey!Sorry for the wall of text review, I’m just super pumped to be looking into big multifamily now like I had kinda dreamed of, just got off the phone with an investor looking to sell 20 units, that I would not have been talking to if I had not read this book!!

    Best books I’ve read on the subject to date. The authors go a lot further than similar books that just provide the basics. They provide real examples of pro forma with the spread sheets to back it up. Very specific accounting and tax information is also provided. I really appreciated the real life examples and anecdotes that made it obvious these guys really do “walk the walk”. And lastly, very refreshing they did not use the latest common book format of constantly repeated the same couple things over and over just to increase page count. Every page of this book added valuable information.
