20/10 stars ⭐️
This book written by Michael Steven is amazing and worth the purchase. The language used to express and get his points across is simple and easy to under and overstand. This is very important when it comes to the transfer of knowledge. Most authors tend to run on and use complex terminology, but this book is pure simplicity, which is key to most, or if not all things we do in life. As I was reading it, I told myself that “this is like a fricken real estate Bible.” It was able to capture my interest; and I was able to maintain my focus for long lengths of time. I did not want to put the book down. This book has information that even a child can comprehend. The children are the future, and if you as a parent do not want your kids to struggle when they grow up; I suggest that you get them a copy of it as well so that they can start learning and be able to crack the code from young.Like they say knowledge is power, and I say wisdom is magic. Without application or applied knowledge we can not create the reality that we want and have for ourselves. So if you are interested in real estate and acquiring properties buy this book not tomorrow, not next year, but RIGHT NOW because there is no better time than the NOW! Jah bless. 🙏🏿🙌🏿

So simple and inspiring!
I picked up the book last night and halfway through reading it I was hooked by its simplicity. This is maybe the first real estate book I’ve read that explains the concepts of real estate investment in a manner that a novice can easily grasp. He does write in such a way that a kid would understand it. Well done! I was so inspired by it I was up very early the next morning to read the rest of it. My favorite part about the book was Michael’s insight on how to set yourself up for success. The tactics to expand your portfolio using the simple math calculation of buying one property and saving the cash flow to invest on the next I thought was brilliant! I’d never visualized it that way although I knew conceptually that was the whole idea of using real estate for financial freedom. Thanks for writing this book. It’s inspiring and I look forward to reading others. – Roland

Simple – Factual – Attainable – If you want Financial Freedom, this book will lead the way!!
If there’s one thing I’ve learned since embarking on my journey to financial freedom it’s this; “I can easily do this!” And it goes without saying that this book is the foundation of that process. Everything that I’ve read, explored and have been taught to do has been clearly written out in detail in Michael’s book.Being from Canada in 2020, It was absolutely relevant and easily relatable. The concept of investing your money into real estate should be something we all do. We can read a 1000 page book or join a $500 program that explains the How-To’s and the Don’t-Do’s of investments, but why use your hard earned money to pay for something that will only repeat over and over the same things that are presented in this book.I read on average 40-50 books per year, but this one ranks #1 among the 2020 class. I am definitely ‘investing’ in his other book “Getting out of Debt” and will be first in line for his future writings and teachings.Read this book! Unless you don’t like making money…

Excellent information
This book is a must read for anyone investing in real estate. Informative on all aspects of making passive money in this business and directed at someone starting out. It is very well written and easily understood. There is also a chapter on renting your property that gives excellent advice on achieving success. I will be ordering more books from this author.

Some good basics, but loose on specifics
I bought this based on the many positive reviews. I expected to find detailed info on finding residential/commercial properties, tips on various methods of financing and some insider info on some of the hidden secrets! Most of the generic info can be found pretty much anywhere. Also, this book doesn’t cover commercial properties at all! There are also no financial models provided or guidance shared on creating a decent modelAnother issue is that the current real estate prices are so inflated that it’s hard to generate a positive cashflow. As such, it’s difficult to get financing. I wish there was a section on what to do in these market conditions. So, if you are interested in residential properties and are completely new to the idea, then you might find this book useful to cover the basics. If you are looking for anything more detailed then look elsewhere.

I’m a 25+ year real estate investor, property manager and real estate sales professional–I gave up my 9-5 job years ago. While I’ve done reasonably well, I wanted to learn how to improve my strategy and build a team. This book provides some great options.Growing up in a “mom and pop” rental property operation we did everything ourselves–my first job was cleaning up tenant toilets, scrubbing walls, and removing trash. I learned how to invest in real estate via the” fly-by-the-seat-of-your-pants, boots-on-the-ground” method. This book helps you cut to the chase. The author outlines critical steps for every aspect of real estate investing, several of which I wish I’d known sooner. Whether it’s the order in which you should take action, steps to building your net worth, or the advantages and limitations of the different options presented, the author provides a solid strategy that’s not only good for newbies but also for more seasoned investors wanting to take their investing strategy to the next level.Still, if you’re a newbie, frustrated as to why you can’t afford to buy a Tesla, go out to dinner every night, buy a bunch of cool toys, and afford a house, let alone a rental property, this book is for you. While real estate ownership is one of the best springboards for financial freedom, investing in it takes a real commitment.Like the author states: You’ll need to forgo those goodies you’ve been throwing away your money on to become financially independent–Five years if you get lucky, but more typically, 10 years is the rule of thumb. My advice? Buy this book, start the process, and jump in at whatever point you can afford to. Then, just stick with the plan outlined in this book, paying attention to the details. You’ll be glad you did.

I’m looking to get into this type of investment but felt overwhelmed by the volume of often contradictory and out-of-date advice out there. This book is a breath of fresh air. The process is broken down into the separate necessary steps and each consideration and option is explained in clear, actionable tasks. The author is open about the possible risks and pitfalls of real estate investment and the best ways to counter them. Great advice on increasing profits and returns and reinvesting capital.

A good approximation for newbies like me. I did not know that there were different ways to invest in real estate and this book has cleared many doubts. Very interesting.
